Landlord FAQ

Who determines what the weekly/monthly rental income will be?
The weekly or monthly rental will be specified by you as the Landlord when you place your free advertisement. Parking SA's commission is based on the total gross weekly or monthly amount specified by you.

How do I confirm if the Tenant who will be parking in my space has paid?
We will not notify you of a reservation of your parking space without first securing payment from the Tenant. When you do receive an e-mail notification of reservation of your parking space, you will have a 12-hour window period within which to accept and approve the rental offer. Once you have approved, we notify the tenant by e-mail and SMS to capture payment.

As soon as we receive payment from the Tenant, the reservation becomes a confirmed booking and we provide you with the Tenant's contact details and vice versa. You can then proceed to make further arrangements as per your detailed rental agreement. Should the Tenant not capture payment within a 12-hour window period, you will be notified immediately and the rental agreement will not take effect and subsequently becomes invalid. In this instance, your parking space will automatically be re-advertised as an available space on the Parking SA website.

How do I identify the Tenant?
Upon receipt of payment from the Tenant for rental of your parking space, we will furnish you with the Tenant's name and contact details as well as the details of the make, model and colour of the Tenant's vehicle. For any further information about the booking, contact info@parkingsa.co.za

As a Landlord, what happens if I wish to cancel my contract?
Notice of cancellation must be given in writing to info@parkingsa.co.za. Upon receipt of your notice of cancellation, we will acknowledge receipt and advise the Tenant of your cancellation, and of the last day the he/she can use the space. The notice period required is stipulated in your Lease Agreement.

Do I have to pay tax on this extra income?
We are aware of certain tax breaks associated with rental income procured through the letting of part of a residential home, but we suggest you speak with your accountant.

What measures are in place to protect me from any risks associated in renting out a space?
The terms and conditions have been professionally constructed to protect you. For example; a) The Tenant's rental agreement states that he/she leaves their vehicle at their own risk (as in the case of normal parkade or shopping centre parking lot), b) The Tenant is held liable for any damage they may cause to your property c) In the unlikely event of damages, these are usually covered by the Tenant's normal third party motor vehicle insurance.

Can I have an Invoice please?
Please login to the "My Account" area and access your Invoice under the "Landlord Statement" tab.

What if I need to use my parking space as a once-off e.g in the case of an emergency?
You will have the tenant’s contact details for you to discuss your requirements with them directly. In most cases we find that the Landlord simply offers to pay a mutually agreed daily charge to the Tenant as an alternative for the day or two they require the space to be free.

What happens if the tenant doesn’t pay and continues to park in my space?

It is Parking SA's responsibility to collect the rental from the Tenant and then pay you the Landlord. Non-payment is avoided since the Tenant pays in advance when making a reservation. In a case where a subsequent monthly debit deduction is returned as unpaid for any reason, and after our routine collection policy has run its course, the tenant will be issued with a cancellation notice with you, the Landlord, being advised of the situation. In an unusual case where the Tenant's lease has terminated and he continues to park in your space, this will constitute an illegal act and we will assist you in taking further action i.e. notifying local police authorities and utilising local wheel clamp operators. non-payment
